Housing society management

The society app residents actually open.

Maintenance paid online in two taps. Visitors approved from the sofa. Complaints with a photo, notices that get read, and electricity meters read by camera. One app for residents, one panel for the committee.

Why committees switch

Every society has the same three headaches.

Money that arrives late and reconciles worse. A gate that runs on shouting. Complaints that vanish into a WhatsApp group. Domio was built around exactly those three.

Collections that reconcile themselves

Bills go out on the first. Residents pay online through your own payment gateway, straight into the society's account. Every payment settles against the right flat, with a receipt, without anyone touching a ledger.

How billing works →

A gate that keeps records

The guard taps who has come and for whom. The resident gets a nudge and allows or denies from wherever they are. Every visitor, cab, delivery and vendor is on record with a time in and a time out.

See the gate →

Complaints that get closed

A resident raises a request with a photo. It lands with the right person, moves through stages the resident can see, and closes with a note. The committee sees what is open, what is late, and who is slow.

Requests and notices →

Bills and payments

Paid before the coffee cools.

A resident opens the app, sees exactly what is due and why, and pays right there, with the payment method they already use. The receipt is in their hand before they put it down. No transfer screenshots in a group. No "did you get it".

  • Maintenance, sinking fund, one-off charges and electricity, each itemised on one bill
  • Cards, bank payments and local methods, through the society's own gateway account
  • Late fees and reminders on a schedule the committee sets, not by memory
  • A receipt for every payment, downloadable years later

Electricity sub-meters

Meters read by camera, not by notebook.

Your staff point the phone at a meter. Domio reads the sticker and the dial on the phone itself, shows the flat and the last reading, and raises the bill the moment they confirm. A month of meter reading becomes an afternoon.

  • Sticker on the meter, so the reading can never land on the wrong flat
  • Reading is checked against last month, so a slipped digit is caught on the spot
  • Type it in when the dial is dirty; the photo is kept as proof either way

The gate

Know who is inside. Always.

Deliveries, cabs, guests, plumbers. The guard logs each one in seconds, the resident approves from anywhere, and the society has a record it can actually search when something goes missing.

  • Residents pre-approve expected guests, so the gate does not have to call
  • Domestic help and drivers with their own passes and attendance
  • A vehicle register that knows which car belongs to which flat

For the committee

A panel you can hand over at the next election.

Every flat, every resident, every payment and every complaint, in one place that does not live on the treasurer's laptop. When the committee changes, the logins change. Nothing else has to.

  • Your own web address, your own logo, your society's name on every receipt
  • Collections by building, defaulters by age, expenses by head, exported in a click
  • Reception, manager and treasurer each see only what their role needs

Getting started

Live in a day. Honestly.

  1. Send us a sheet

Buildings, flats and residents in whatever spreadsheet you already have. We load it and check it with you.

  2. Connect your gateway

Your society's own payment gateway account, so every payment lands in your bank. We walk you through it in fifteen minutes.

  3. Invite residents

Everyone gets an invitation by SMS or email, installs the app, and sees their first bill. The gate starts the same morning.

Before and after

What a month looks like.

Before Domio

  • Bills typed in Excel, printed, slipped under doors
  • Payments by bank transfer with no reference, matched by hand
  • A register at the gate nobody can read
  • Complaints in a WhatsApp group with 240 members
  • Meter readings in a notebook, typed in later, wrong twice
  • Everything on one person's laptop until they move

With Domio

  • Bills raised on the first, in every resident's pocket by 9 am
  • Paid online, settled to the flat automatically, receipt sent
  • Every visitor on record, approved by the resident in a tap
  • Complaints assigned, tracked and closed with a note
  • Meters read by camera, checked against last month, billed on the spot
  • A panel the next committee simply logs into

Questions

The ones we hear first.

Do residents have to install anything?

They can, and most do: the Android app is where bills get paid and visitors get approved. But every page also works in a browser, so a resident without the app still gets a payment link by email and can pay from it.

Where does the money go when a resident pays?

Straight to the society. You connect your own payment gateway account and every payment settles to your bank. Domio never holds society money and never takes a cut of maintenance.

Is our data kept separate from other societies?

Completely. Each society gets its own database and its own web address, such as greenpark.domioapp.in. No report, export or search can cross from one society into another.

How does the electricity meter reading work?

A small sticker with a code goes on each sub-meter. Your staff point the app at the meter; it reads the sticker and the dial digits on the phone itself, shows the flat, the tenant and the last reading, and asks them to confirm. The bill is raised the moment they do. If the dial is dirty they can type the number instead.
